Exterior Storage: <br /> <br />An exterior storage area is proposed for <br />the far southwest corner of the site. <br />This area would be enclosed by fencing and <br />gates. The crushed rock area would not <br />be permissable; asphalt or concrete only. <br />The storage area would be 4, 950 square <br />feet in area which complies with I-3 <br />standards. <br /> <br />13. Landscaping: The site along Old Highway 8 would contain 3 <br />green ash trees. Along Walburn Court 3 Black Hills spruce, <br />Mugho pines and a green ash would be provided. The Japanese <br />yews proposed for the front of the building are a shade plant <br />and should be replaced with a full sun coniferous shrub. <br /> <br />14. Screening: <br /> <br />The applicant is providing an opaque fence <br />around the dock area and exterior storage <br />area. <br /> <br />15. Performance Standards: Proposed use would be consistent with <br />district standards. <br /> <br />16. Impact on Surrounding Land Uses: The proposed commercial use <br />would be located in an industrial park. Commercial, office, <br />and industrial uses would be allowed. <br /> <br />17. Other Considerations: <br /> <br />SECTION 8-230 Standards for Variance <br /> <br />The crucial points of the v~riance are: <br />a. Undue hardship <br />b. Unique circumstances <br />c. Applying to property <br />d. Conformance with the comprehensive. <br />e. Variance shall not be detrimental to adjacent <br />property or to the public as a whole. <br /> <br />Public Works <br /> <br />1. Streets: <br /> <br />Walburn Court, a cul-de-sac having a 60 foot <br />wide ROW is proposed to abut the subject site <br />to the north (Walburn Industrial Park plat) <br /> <br />2. Curb Cuts: <br /> <br />Two proposed curb cuts along proposed Walburn <br />Court and one existing curb cut along Old <br />Highway 8. <br /> <br />3. Utilities: <br /> <br />Would be extended from either Old Highway 8 or <br />Walburn Court. <br /> <br />4. Easements: <br /> <br />None <br /> <br />5. Grading/Drainage: <br /> <br />To be approved by the City Engineer. <br /> <br /> <br />
