Since the City's ordinance <br />does not address the amount of parking required for hardware stores, it <br />would behoove the City to monitor the amount of parking generated by <br />the first phase of the structure. The construction of the-s'"e~se <br />f e struct 'would the e cond' , ed on pos ve performance <br />e ort ega ing rkin cond I 1S determined the first <br />phase ha generate arking problem (ie, on-street parking, parking <br />in aisles and drives, etc.), then approximately 45 additional parking <br />stalls could be constructed <br />to the north or the first phase in lieu of the second addition. <br /> <br />The irregular shape of the subject site and applicant's attempt to <br />provide as much off-street parking on the site as possible has caused <br />the proposed parking area along Old Highway 8 to encroach into the 40 <br />foot setb~ck area. <br /> <br />The ROW or property line along Old Highway 8 curves toward the <br />southeast as it parallels the subject site. This curve causes the <br />northeast portion of the proposed parking area to protrude 11 feet <br />the setback area.
