We intend to concrete the entire area, and if <br />current plans materialize we will have the whole area enclosed <br />with a commercially acceptable pole-type building, meeting all <br />Planning Dept. and city council approvals. <br /> <br />6) This item can be accomplished with materials we already have on <br />hand, but we still plan to construct a pole-type building which <br />will completely enclose all storage areas we need. <br /> <br />7) The entire parking area has been surf aced with concrete, which <br />supercedes normal commercial surface coatings. Our parking area, <br />outlined by curbing, which encompasses 93% of the total parking <br />area, has met the monolithic code which other businesses in our <br />area, in fact within 1000 ft., have not met. We have every <br />intention of totally enclosing our parking area with "poured <br />monolithic" concrete curbing by June 1, 1981. <br /> <br />In the mention of non-conformities of our approved plans, we submit <br />these comments and explanations to your letter: <br /> <br />1) <br /> <br />The driveway was not constructed according to original plans, <br />only to enlarge the total area of parking, enhance the beauty, <br />accessability, and convenience of our customers on a roadway <br />which only allows access from one direction. <br /> <br />2) <br /> <br />The concrete loading area was the only realistic approach to <br />contend with the drop in elevation from 9120 in front of our <br />property to 9100 in the rear of our property. It produced a very <br />efficient and convenient working and loading area. Also, while <br />we were constructing this loading area we had verbal approval <br />and praise from Mr. Jim Winkels and yourself; in fact, we think <br />Jim's exact words were, "I wish we could talk everyone into doing <br />this first-class work instead of cutting corners." <br /> <br />This area was not definitely shown as a large loading dock on <br />our original plans, but was discussed as such, and when final <br />construction was completed, this was the only workable and <br />feasible solution to the problem. <br /> <br />3) The storage or equipment on the premises is involved in the normal <br />operation of the business. The equipment is oftentimes imperative <br />to operating successfully and profitably for our type of business. <br />We do apologize and realize that we have been negligent in keeping <br />everything neat, and will make no excuses for it. We simply propose <br />to do a better job in that area. <br /> <br />4) The entrance to the building will be handicap-accessible within <br />the allotted time. <br />
