LP-90
Page #2

The request fora building permit also includes the relocation of
the existing metal building to the rear yard of the property. The
applicant has indicated that this building would be used for storage.

The type of plantings on the berm in the front yard is not indicated
on the plan. The plantings should be a species that would adequately
screen the paved area. in front of the garage doors from the public
right-of-way.

With the except{on noted above, the site and landscape plans contain
the necessary information and meet all zoning code requirements.

.. Planning Commission Consideration and Recommendation

Extract From Minutes
Board of Review
Regular Meeting
June 19, 1979

LP-90, Highway Equipment Refinishing

Chairman Schmidt introduced the proposal and commented that con-
sideration of the building permit application is contingent on
Council approval of a minor subdivision which consists of a
land transfer between the applicant and Bell Lumber and Pole
Company.

The applicant, Dave Strafe1dawas present to answer any questions.
He commented that .he has been operating his business in the City
of New Brighton for 15 years on the other side of the pole yard
on the corner of 5th Avenue N.W. and 1st Street N.W.

Commissioner Livingston asked the applicant if the minor subdivision
to be presented to Council was a trade off of property between the
two parties.

The applicant responded that he needed the additional 10 feet so
that the lot would have the necessary width to accomodate the width
of the building and be within the required side yard setbacks.

Chairman Schmidt inquired about the proposed usage of the eastern
area of the site.

The applicant noted that the area would not be heavily used. The
space would provide temporary parking of trucks to be serviced or
trucks that clients will be picking up after service. The
parking of the trucks in-that area would not be long-term.

Commissioner Livingston voiced concern about the space available
for manuvering trucks in and out of the service building. He was
concerned that there might not' be adequate space in the front of
the site.
