NO. 89-01 <br /> <br />NEW BRIGHTON PLANNING COMMISSION <br /> <br />,: RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL <br />ii OF VARIANCE VN-271. <br />!f <br />iI <br />!; WHEREAS, an application for a variance has been made by Donatelle <br />:: Properties. <br />n <br /> <br />WHEREAS, the procedural history of the application is as follows: <br /> <br />q <br />H <br />:i <br />,I' <br /> <br />1. An application for a variance was filed with the City of New <br />Brighton on February 3, 1989. <br />2. The Planning Commission, pursuant to published and mailed <br />notices, held a public hearing on February 21, 1989, and all <br />persons present at the hearing were given an opportunity to be <br />heard. <br /> <br />il <br />Ii <br />'1 <br />Ii <br /> <br />:1 NOW THEREFORE BE IT RESOLVED, the Planning Commission makes <br />:; the following Findings of Fact in respect to VN -271: <br />" <br /> <br />H <br />;! <br />i' <br />d <br />i: <br />I: <br />if <br />Ii <br />iI <br />I: <br />I <br /> <br />1. The subject site is zoned I-I, Light Industrial. <br />2. The subject site contains pockets of poor soils and is a long and <br />narrow corner lot with a great deal of street frontage and <br />separated from an R-1A district by 5th Street NW, resulting in <br />increased setbacks and .limited buildable area. <br />3. Section 6-060 (a) requires all structures in the I-I district which <br />are separated from an R-IA district by a public street must be <br />setback 60 feet from said street right-of-way. <br />4.
