The proposed 1 andscape screen woul d buffer the <br />subject site from the residential property to the north and would <br />reduce the impact of the Northwestern Bell site on surrounding land <br />uses. <br /> <br />The proposed parking lot would comply with the B-1 District and <br />Parking Ordinance requirements. The proposed rezoning would simply <br />expand the existing B-1 area. <br /> <br />Benke asked if future improvements to the parking lot would need <br />Council approval. Locke acknowledged that any improvements made to <br />a parcel require a site plan approval, but does not anticipate any <br />future changes to this particular parcel. <br /> <br />Brandt asked about the present land use of the surrounding areas <br />immediately to the north of the proposed rezoning. Locke confirmed <br />that a single family home is located immediately to the north and <br />the surroundi ng areas consi st of other si ngl e fami ly homes and <br />apartment complexes. The portion of the site that is being rezoned <br />is vacant and not in active use. <br /> <br />Williams said the Planning Commission recommends approval of the <br />rezoning and feels the utilizing of the vacant land would improve <br />the appearance of the area. <br /> <br />Brandt asked if the subdi vi si on change coul d be made without <br />requiring a rezoning of the property. Locke acknowledged that the <br />entire property adjacent to the building should be classified the <br />same. <br /> <br />Charlie LeFevere, City Attorney, noted that the Council could delay <br />approval of a subdivision until the zoning issues have been <br />resolved. <br /> <br />Williams noted a correction has been made to the site plans to read <br />"a row of 10 foot spruce trees to screen the parki ng lotll instead <br />of lIa row of 10 inch spruce trees.1I <br /> <br />Benke said the survey shows a small piece of the lot runs into the <br />right-of-way line and asked if this piece should Je dedicated right- <br />of-way. Locke said this piece may have been originally described <br />incorrectly many years ago.
