Williams thanked staff for <br />their excellent job in presenting and resolving the issues. <br /> <br />Er~y Mattila, City Planner, presented the public hearing to consider <br />a request for a planned unit development, minor subdivision, and <br />site plan review to construct a three-story office building in the <br />B-3, General Business district. The proposed development is located <br />on the corner of Long Lake Road, 10th Street NW, and I-694. <br /> <br />Tha proposed development would comply with all B-3 requirements and <br />perking standards, with the exception of the proposed bui lding <br />exceeding the B-3 district height limitation of 2 stores or 36 feet. <br />Si lice the proposed development is bei ng processed as a planned unit <br />development, the allowance for flexibility in applying the B-3 <br />district height limitation is possible. The slight increase ;n <br />buil di ng he; ght waul d be offset by the 1 arge perimeter setbacks <br />re~uired under the PUD ordinance standards. <br /> <br />The single access drive serving the proposed development would be <br />aligned with 9th Avenue NW to allow for a more orderly flow of <br />traffi c along th is section of 10th Street NW. The need for a <br />controlled traffic light would be considered in the future. <br /> <br />Mattila illustrated to Benke the portion of the I-694 right-of-way <br />which ;s to be turned back to the City. Anne Norris confirmed that <br />this turnback occurred in 1987 and no payment to MN/DOT is required. <br /> <br />Bob Worthington, Executive Director-Governmental Affairs, Opus <br />Corporation, stated that Opus is very excited about this project and <br />is pleased with the cooperation of the City staff. <br /> <br />Mr. Olson, Opus Corporation, presented the building plans. The <br />building will be a three story building with 72,000 square feet and <br />an all brick exterior with tinted glass windows. The major entrance <br />to the building will be through an open two-story lobby which will <br />be on 10th Street NW.
