I I I Council Meeting Minutes February 28, 1989 Page 11 Council Business, continued Mattila presented the application for site plan review and setback variances to construct an office/light manufacturing building in an 1-1, Light Industrial district. This application involves a past action taken in 1984 by the Council which approved the construction of the first Donatelle Tool building. The property is located at 401--5th Street NW. Benke noted this current plan is very similar to the plan approved in 1984. In 1984, a 20 foot setback variance was granted for phase one to allow the building to be located 40 feet from an R-1A district. The required setback from an R-1A district for industrial structures is 60 feet. The current proposal for the second building would also locate the west porti on of the structure 40 feet from the R-1A district. Consequently, a 20 foot setback variance 'is again required. Moti on by Gunderman, seconded by Larson to WAIVE THE READING AND ADOPT THE RESOLUTIONS APPROVING VN-271 AND VN-273 AND APPROVE LP- 239, SUBJECT TO THE FOLLOWING CONDITIONS: I. APPROVAL OF VN-271 AND VN-273. 2. PROVISION OF A LANDSCAPE PLAN DETAILING THE SPECIES OF PLANTS TO BE INSTALLED IN THE TERRACED AREA AND AROUND THE PONDING AREA, TO BE APPROVED BY THE CITY PLANNER PRIOR TO BUILDING PERMIT ISSUANCE. 3. PROVISION OF A PERFORMANCE BOND IN THE AMOUNT EQUAL TO 100% OF THE ESTIMATED COST TO COMPLETE ALL SITE IMPROVEMENTS EXCLUSIVE OF STRUCTURES. 4.
