<br />I <br /> <br />I <br /> <br />I <br /> <br />Council Meeting Minutes <br />September 27, 1988 <br /> <br />Council Business, continued <br /> <br />Mr. Alvin Morrison, Architect, said the new addition will match the <br />old church addition in materials and color, and the parking <br />arrangements would suit their needs. Mr. Morrison asked Mr. Mattila <br />if they would need to reapply for a new permit when they are ready <br />to begin construction on the garage and gymnasium. Mr. Mattila <br />said this was not necessary. <br /> <br />Williams commented that this is a very nice project. <br /> <br />Motion by Gunderman, seconded by Williams to WAIVE THE READING AND <br />ADOPT THE RESOLUTIONS APPROVING SP-152, VN-268, AND NC-86 AND APPROVE <br />LP-237 SUBJECT TO THE FOLLOWING CONDITIONS: <br /> <br />I. APPROVAL OF GRADING AND DRAINAGE PLAN BY CITY ENGINEER. <br /> <br />2. ANY OUTDOOR PLAY AREA FOR DAY CARE PURPOSES BE LOCATED <br />EAST OF PROPOSED GARAGE, SOUTH OF PROPOSED GYMNASIUM, AND <br />BE ADEQUATELY FENCED, SCREENED, AND LANDSCAPED. <br /> <br />3. <br /> <br />PROVISION OF A PERFORMANCE BOND IN THE AMOUNT EQUAL TO <br />100% OF THE COST TO INSTALL ALL SITE IMPROVEMENTS <br />EXCLUDING THE BUILDING. <br /> <br />5 Ayes - 0 Nayes, Motion Carried. <br /> <br />Mattila presented the site plan and variance to construct an office <br />building at the Northeast quadrant of the 5th Avenue and 2nd Street <br />NW intersection for Brighton Park Partnership. The Partnership is <br />proposing to construct a 31,808 square foot office/warehouse <br />building. <br /> <br />A 24 foot setback variance would be required for the parking area <br />along 2nd Street NW. The applicant is proposing a generous amount <br />of boulevard trees and a 3 foot high berm to act as a buffer between <br />the street and the parking area. <br /> <br />A special use permit would be required because of the provision of <br />a third drive from 5th Avenue NW. However, the drive would also <br />serve the parcel to the North and thus be considered a joint <br />driveway.
