<br />-... <br /> <br />:t <br /> <br />o <br /> <br />~' <br /> <br />Public Hearing <br />Special Use .Permit, SP-61 <br />June 24, 1975 <br />8:06 PM . <br /> <br />Request: Approval of Special Use Permit to Allow Operation of <br />Sales and Leasing Office, Garage and Parking Area for <br />Semi-trailers <br /> <br />Applicant: Dahlke Trailer Sales, Inc. <br /> <br />Location: SE Quadrant of 5th Ave. ~d and 5th St. NW <br /> <br />Discussion: <br /> <br />The property in question is zoned I-I, Light Industrial. <br />The property to the south and east' is also I-L Across 5th Ave. <br />to the west the property is I-2, Heavy Industrial. To the north <br />the area is zoned R-l andR-2. <br /> <br />The applicant is requesting a special use permit to use the <br />property in question for the conduct of his business because <br />his business is not among the listed uses of property for an <br />I-l district.. Uses which are not specifically listed can only <br />be permitted by means of a special use permit. <br /> <br />The proposed use is similar to others in a light industrial <br />district which involves the presence and traffic of many large <br />trucks and trailers. In this regard, similar uses permitted <br />in the ,I-l district are truck yard, truck terminal, warehouse, <br />packing and crating establishments. The traffic generated by the <br />use should not be a problem because this site is located on two <br />major streets which are already established truck routes. The <br />use, therefore, seems to be one. which is generally compatible <br />with I-I zoning. <br /> <br />In this particular location, while the use may be generally <br />compatible with the zoning, the character of the site development <br />is of great importance. It is necessary to provide adequate <br />buffering, primarily visual, between this use and the residential <br />area to the north in order to.prevent any, detrimental affect <br />on this older, but still sound neighborhood. <br /> <br />The character of the buffering which should be provided on <br />the site is still under discussion by the planning Commission <br />and has not been the subject of a recommendation,by them as yet. <br />
