Our e"fforts t,o improve <br />this area could be greatly hampered by an unattractive or'other- <br />wise detrimental use at a major entrance. <br /> <br />Planninq Commission Consideration 6-17-75: <br /> <br />The Building and Planning Coordinator su.mmarized his <br />comments regarding the proposed special use permit, variance' <br />and landscape and plot plan. <br /> <br />/ <br />Mr. Bill Jacobson, architect, Alton Dahlke, owner, and <br />~ames Bettenberg, attorney, Were present to represent the <br />applicant and anS\'oler questions. <br /> <br />Mr. Jacobson explained the plot plan. He noted in response <br />to a concern expressed by the Building and planning Coordinator <br />that the lilac screen would be two feet high, bare root stock, <br />but that this type of plant grows fast. He further noted that <br />a larger size would have exorbitant cost. <br /> <br />Mr. Bettenberg added his comments and stated that he believes <br />the setback required by our ordinance is measured from the <br />street rather than from the property line. <br /> <br />The Building and Planning Coordinator and members of the <br />Planning Commission corrected this interpretation.. <br /> <br />Mr. Bettenberg then stated that perhaps the applicant <br />would have to modify his variance request. He also stated <br />that the applicant would be willing to consider reasonable <br />alternatives to the screening proposed and expressed a willingness <br />to dedicate a sewer easement for an existing storm sewer on <br />the property that does not have an easement. Lastly, Mr. Bettenberg <br />stated that Mr. .Dahlke had contacted three property owners to <br />the north and that they had voiced no objection to the proposal. <br /> <br />Bohling asked why the driveway was being located on the <br />west side of the property. <br /> <br />Mr. Jacobson explained that this driveway ~rJas for the purpose <br />of picking up and dropping off parts and would be used for <br />this purposeS - 6 times per day. <br />
