DYNAMIC DEVELOPERS <br /> <br />The City Planner reriewed his comments noting that the plat <br />required variances for lot width and lot area. <br /> <br />! <br />Mr. Jim Cepress, applicant, was present to answer questions. <br /> <br />Commissioner Wickland noted th~t the proposed lots are adjacent <br />to relatively small homes. Commissioner Wickland indicated that <br />it may be difficult to determine what the undue hardship is for <br />the variance. <br /> <br />Commissioner Doyle asked what the cost of the land was for this <br />property. <br /> <br />e <br /> <br />Mr. Cepress replied that the approximate cost was $1.50 per square <br />foot. <br /> <br />Motion by Wickland, seconded by Medved, to continue VN-174 and <br />PL-1l1 to the Sept. 28 meeting with the Board of Review to <br />research the question of warrants for the variance. <br /> <br />3 ayes - 0 nayes - carried <br /> <br />PL-1l2. JOHN PENNISTON CO. <br /> <br />The City Planner reviewed his comments noting that the applicant <br />had filed an application to rezone the property from B-3 to R-2 <br />to permit construction of duplexes. <br /> <br />There was no one present representing the applicant. <br /> <br />Commissioner Doyle questioned whether more efficient use of the <br />land could be achieved if the property were developed with a <br />cul-de-sac. <br /> <br />Motion by Wickland, seconded by Medved, to defer action on PL-l12 <br />4It until the special Board of Review meeting on September 28th. <br /> <br />3 ayes - 0 nayes - carried <br />
