If variance is granted. <br />ADDITIONAL <br />INFORMATION: 1. Parking requirements are met. Based on three seats per <br />parking space; 144 seats - 4S parking spaces. <br />2. This permit, if authorized, should not include any signing <br />arrangement. Sign as shown on plan would not meet the <br />required setback for I-1 zoning. There has been no details <br />on this sign presented. <br />ENGINEERS CONSIDERATION <br />We have been promised but have not received the survey certificate or a <br />Grading -Drainage Plan. We are also missing detail of parking lot con- <br />struction, sidewalk, curbing, etc. <br />Our recommendation is that any approval of this project be subject to <br />complete detail approval of the Village E,~gineering Department.. <br />PLANNING CONSIDERATIONS: (Landscape Plan) September 5, 1972 <br />(Note:; for generalized description of property see VN-93~ <br />The property is generally level having very little if any, observable topography. ,` <br />The site is easily visible from adjacent roadways but presents-some difficulty _ <br />of access. <br />The proposed layout of the restaurant development for the site appears to be <br />well thought out. Parking area designated for .the facility has been limited <br />to the rear yard portion of the site. The parking compliment indicated •. <br />• exceeds the requirements of-the New Brighton Zoning Code by about S parking <br />spaces. Indicated parking-spaces exceed the size requirements of the New <br />Brighton Zoning Code, Section 12-010, paragraph a. <br />In accordance with Section l2-O10~ paragraph i, the entrance and exit drives <br />from the parkng_area have been held to 2/~ foot widths.
