VNT-120 2 June 11, 1974 <br />_Y <br />Because the building is not being expanded, a complete <br />landscape and plot plan is not required to be submitted, <br />although a plot plan showing the parking areas' is re- <br />quired. The Planning Commission did request a basic <br />landscape plan. The applicant has submitted such a plan <br />showing some plantings in the highway boulevard. The <br />applicant has stated that he also intends=to.remove the <br />pump islands: <br />The Building Inspector-has reviewed the proposed-remodel- <br />ing and noted changes.which will have to be made in. the <br />structure before a Certificate of occupancy can be granted. <br />The Engineer has reviewed the proposed landfilling and <br />sees no problems, although detailed conditions would <br />be established in conjunction with the landfill permit. <br />It should be noted to the applicant that the proposed <br />ground. sign cannot be used as it does not conform to the <br />required setback in both the present and proposed ordi- <br />nances of at least 1/3 the building setback distance. <br />In this case 13-1/3' would be required. <br />PLANNING COMMISSION CONSIDERATION, (April 16, 1974); <br />The Chairman read the background discussion. <br />At 7:55 p.m. Dlugosch arrived. <br />Bill Pickering appeared representing the applicant. He <br />stated that the likely future reuse of the property is <br />for a service station and that for re-sale value he <br />would want to leave it basically as it now is so that <br />site improvements would not have to be installed. <br />In reply to a question by Harty, Mr. Pickering stated <br />that there was no more landscaping shown, basically <br />because of a lack of landscaping knowledge on their part <br />and that they would be willing to add some evergreens. <br />In reply to a question by Parham, the Building & Plan- <br />ning Coordinator stated that this runoff from this <br />property drains into a culvert at the south property <br />line, flows underground under Old Hwy. 8 and then drains <br />overland to Rush.Lake. He further-stated that the land- <br />fill permit that would have to be granted would have <br />the stipulation that this drainage pattern could not be <br />changed. <br />There was agreement that additional landscaping should
