PUBLIC HEARING <br />VDT-132 <br />September 11,1974 8:30 P.M. <br />Applicant: Kausel Foundry <br />Location: 350 First St. SW <br />Request: Variance.' from Section 10-120(d) <br />Discussion: <br />The applicant is planning a major ,expansion to begin this fall. <br />The proposed plans for this expansion show two deviations from Code <br />requirements. First, the building is proposed to be built with a <br />0' rear yard setback. Second, there are two loading docks facing <br />a public street which is a violation _of'Section 1-130 (k) <br />The setback variance is necessitated by the need to run a rail- <br />road .spin' into the expanded building. The grade and curve require- y <br />meats` for the spur dictate that it be no further from the-main line <br />than is shown on the plan. This location requires a setback <br />variance. <br />`The variancefor the loading docks is required in order for them <br />to install a second door next to the existing one facing First <br />Street SW. <br />We see no problem with the setback variance as the railroad <br />4 <br />track is apparently 100 feet from the applicant's property line. <br />We see.no.problem with the loading docks except that if there is a <br />concern about their appearance perhaps, additional screening could <br />be required in that area. <br />Our concerns regarding the expansion relate to aspects not. <br />actually under consideration at this time: <br />1. How will they dispose of the storm water <br />rune-off from the building and parking lot? <br />There is water standing on the rear of the <br />McLean property and the railroad right of-way <br />immediately behind it. It appears to us that the <br />proposed railroad spur will go through part of this <br />low area and may push more water toward McLean's. <br />2. Will there continue to be outside storage and <br />will the proposed screen wall adequately <br />screen it?
