Vl~l5~ <br />May ?5, 1976 <br />8° 15 P°Me <br />Requests VN-154 Variance tci' erect a 7 foot high, ~'x5' model <br />home.sign° <br />.Appleante Kootenia Builders <br />Locati.ono Corner of Long Lake Road and-Poppyseed Drive <br />:Zoning: R-2 <br />Summary of~Discussiono <br />The applicant is requesting a variance to erect an off-premises. <br />identification sign on the corner of Long Lake Road and Poppyseed <br />Drve° The property in .question is zoned R-2 and signs, far other <br />-than institutions in this zoning district, are normally restricted <br />to very small, on-premises identification or information signs. <br />Off,-premise signs are defined as billboards, and billboards are <br />only permitted in business and industrial districts which are <br />abutting freeways° The applicant has indicated that a sign is <br />.needed since potential home buyers are oft~,n unaware of the <br />availab le new homes due ~o the somewhat hiaden location of .the <br />development. <br />ReAuests <br />The applicant is requesting a variance to erect:an off-premises. <br />sign, calling attention to homes available in the Brittany Beach <br />Addition. <br />Brittany Beach is located east of Long Lake Road and south <br />of Irondale High School. The parcel is platted for and bEing <br />developed as single family lots. Access to the Brittany Beach area <br />is from Poppyseed Drive off of Long Lake Road. While there is <br />no through road to the development, Poppyseed Drive and Rockstone <br />Lane form a circuitous route through the development. <br />The applicant is requesting consent to construct a sign in <br />-the southeast corner of Long Lake Road and Poppyseed Drive. This <br />sign is proposed to be 7 feet high and 4'x5' in area. The location <br />.would be approximatley 500 feet .from the applicants property. <br />The applicant has indicated that the sign would be maintained for <br />a period of 16 months. <br />
