Fredrickson <br />stated that the subdivision v~~ould impact. the value of Mr. Peterson's <br />home and the probe rty owner ~co the east.. <br />:~artyka stated he felt the overall value of property would be <br />increased by adding, another .residence. <br />r?ickland asked how big the neighbor's lot to the east was. <br />i~ir. Peterson replied that the property was similar in sire tv his <br />father's property. <br />Fartyka,said the pverall size or the parcel is 98,000 square feet <br />and- he minimum lot size is only l0;OQ0 square feet. Partyka <br />statedhe saw-no problem with the request. <br />Z~7ickland noted that there was much concern for entrances onto <br />Long-Lake.: Road when_the plat ~or.Walker Heights. was discussed <br />a dew months ago. <br />F__redrickson said her principal concern was for traffic. <br />Partyka said-that if this were a shopping. comer,, there would be <br />a concern for the increased traffic but that in this case,,`there <br />is only the addition of one..house. <br />Motion by Bohling, seconded by Partyka, to recommend approval <br />of VN--165 based on the applicant's letter noting undue hardship <br />.and unique-circumstances.: It is further recommended. that the <br />approval be conditioned on thefollowing- <br />1. That the applicant submit a plan shaEaing the location <br />of'the hour at an elevation ~ minimum of 3 feet <br />abos~e the. regiona 1 flood love 1 of Long Lake . <br />[~~Tickland asked for clarification of the applicant's statements <br />regarding setbacks of other .homes around the lake. <br />Mr. Peterson replied that what was meant by this,. was that his- <br />father's property was developed with the house a considerable <br />distance from-Lang Lake while new developments have the houses <br />placed nearer the lake. i~r. Peterson replied. that his ,large <br />setback from the_lake waN what he referred to as creating a unique <br />circumstance.` <br />
