Schab]e, 2713 29th Avenue N.W. questioned if the townhouse/ . <br />~__ 4 Plex would be permissible in an R-1 or R-2 zoning district. <br />Staff stated that it is permissible under a PRD. <br />Mr. Sherman mentioned that he was in favor of the units differing in <br />architectural design. <br />Mr. Schable remarked that he would like .to see some-nice landscaping <br />for the duplex units and the areas east of the-homes on 29th Avenue. <br />N.W. <br />Mr. Sherman concured with the association principle and felt that <br />is the most desirable approach. <br />,- .Don Cable,`2036 29th Avenue N.W., asked if it was possible when he <br />developers had his equipment on the site, that the deve]oper rough <br />grade the park area. <br />Staff-reported that these specific details would be dealt with by <br />the City.Gouncil. <br />Motion by Schmidt, second by Williams to recommend approval of <br />variance. application, VN-206. <br />5 Ayes - 0 Nayes, motion carried. <br />Motion by Schmidt, second by Lang to recommend approval of-preliminary <br />plat, PL-118. <br />5 Ayes.- 0 Nayes, motion carried.- <br />Motion by. Schmidt, second by Williams to recommend approval of PRD <br />#27 subject to the following conditions: <br />1. That all grad-ing, drainage, street and utilities be subject to <br />.approval of the City Engineer. <br />2. That all fire hydrant locations, fire and emergency lanes, . <br />sprinkl-ing connections, emergency access-ladders, etc., shall be <br />subject to the approval of the Fire Department. <br />3. The condominium building shal lbe built for individual unit- <br />~, ownership, be of mansonary construction, having underground <br />parking, and have: a-Fire Department approved sprinkling system. <br />4. That the final plans for the 4-s-tort' condominium building shall <br />show the final .plat for division of the. building into-separate <br />units . <br />
