Chairman Schmidt introduced the proposal and commented that con- ideration of ..the building permit application is contingent on Council approval of a minor subdivision .which consists of a land transfer between the applicant and Bell lumber and Pole Company. The applicant, Oave Strafelda was present to answer any questions. Ne commented that he has been operating his business in the City of New Brighton for 15 years on the other side of the pole yard on the corner of 5th Avenue N.W. and 1st Street N.W. CommiSSioner Livingston asked the applicant if the minor subdivision. to be presented to Council was a trade off of property between the two. parties. The applicant responded-that he needed the additional l0 feet so that the lot would have the necessary width to accomodate the width of-the building and be within the required side yard setbacks. Chairman Schmidt inquired about the proposed usage of the eastern area of the site. The applicant noted that the area would :not be heavily used. The space would provide temporary parking of trucks to be serviced or trucks that clients will be picking up after service. The parking of the trucks in~.that area would not be long-term.. Commissioner Livingston voiced concern about the space available for manuvering trucks in and out of the service building. He was concerned that there might not be adequate space in the front of the site. .
