n <br /> <br />PRD #27 <br />UN-20b <br />Page #4 <br />Size of: Property: :17.05+ acres or 742,698 sq. ft. <br />Area of Public Streets: 56,800 sq. ft. <br />Proposed R:-l property along 29th Avenue: 68,420 sq. ft. <br />Area of Proposed Condominium Site (2.25 acre): 98,235 sq. ft. <br />Proposed Public Park 4.8 acres: 209,088 sq. ft. <br />For purposes of calculating density the following square footage.. <br />figures are required in the zoning code: <br />R-1, Single Family = 10,000 sq. ft. <br />PRD (10,000 x 80 %) = 8,000 sq. ft. <br />R-2, Two Family (for 2 units)= 12,500 sq. ft. <br />PRD (12,500 x 80%) = 10,D00 sq. ft. <br />or 5-,.000 sq. ft./unit <br />under a PRD <br />R-3B, Multiple Family, <br />Z bedroom units. = 4,375 sq. ft. <br />PRD (4,375 x 80%) = 3,500 sq. ft. <br />Rezoning Proposals R-103 'and R-10.7 would zone the property ..along <br />29th Avenue. to R-1, the condominium site R-3B with the balance of <br />the property"zoned R-2. This'. rezoning would result in the follow- <br />ing potential number of units (figuring under PRD).: <br />R-1, 68,420 sq. ft. 8,000 8 units <br />R-2, 519,243 sq. ft. 5-,.000 = 103 units <br />R-3B, 98,235' sq. ft. 3,500 = 28 units <br />.TOTAL 139 units <br />or a density of -8.83 units/acre <br />The Planning Commission has recommended that the property along-29th <br />Avenue be rezoned to R-1 with the entire balance of the site being <br />rezoned to R-2 (R-109). This would result in a potential density as <br />follows: <br />R-1, 68,420 sq. ft. 8,000 = 8 units <br />R-2, 617,478 sq. ft. 5,000= 123 units <br />TOTAL 131 units <br />or a density of 8.32 units/acre. <br />In both of the above cases the only land deleted from the density <br />calculations was:that area proposed to be public streets. If the <br />proposed park property is deleted from density calculations the <br />figures would read as follows for R-103 and R-707: <br />R=1, 68,420 sq. ft. 8,000 = 8 units <br />R-2, 310,155 sq. ft. 5,000 = 62 units <br />R-3B, 98,235 sq. ft. 3,500 = 28 units <br />TOTAL 8 units <br />or a density of 8.95 units/acre <br />(98 units 10.94 net acres) <br />
