EXTRACT OF-MINUTES <br />NEW BRIGHTON PLANNING COMMISSIONER <br />SEPTEMBER 21, 1982 <br />LP-132, ERICKSON SUPER VALU <br />Staff reviewed the recommended revisions to the plans and discussed the <br />parking requirements. <br />Nickolas Mazanyi, architect, and Mike Erickson were present represent- <br />ing the applicant to answer.questions. <br />Commissioner Knuth inquired what would be done with the old site. <br />Mike Erickson stated that they did not own the present building and <br />that the property owner could lease it to someone or Erickson's would <br />sublet it to someone. He stated there was nothing definite at <br />this time. <br />Commissioner Livingston inquired about the orientation of the building. <br />Mr. Mazany istated that the Erickson's desired the front entrance to be <br />off the shopping center side or north side of the property. He <br />commented that his firm would be providing all the elevations to the <br />Council and revising the site plan to reflect the necessary land- <br />scaped areas. He noted that the building will not be under construction <br />until next spring or summer and therefore would be taking complete <br />revised plans to the Council in October. <br />Commissioner Sande commented that this building would be a good <br />addition for the City. <br />Motion by Helgeson, second by Weaver to recommend approval of LP-125 <br />subject to the following conditions: <br />1. That there be thirty feet of landscaping, along Rice Creek Road <br />with at least a 4 foot berm; <br />2. That there be a 25 foot landscape strip to run the length of the <br />western boundary with 4 foot winged euonymus planted in hedge <br />form with 5 foot spruce; <br />3. That the parking design north of the proposed building be <br />consistent with the parking design established by the shopping <br />center; <br />4. That the applicant provide a reciprocal parking and access easement <br />between the shopping center, super valu and City of New Brighton; <br />5. That elevations of all sides of the proposed building be submitted <br />and approved by the City Council; <br />6. That the revised site plan provide all required dimensions of <br />driving lanes, parking spaces and driveways; <br />7. That the County Engineer approve the two driveways off of Rice <br />Creek Road; <br />8. That final grading and drainage plans be approved by the Rice <br />Creek Vatershed District and City Engineer; <br />9. That the applicant conform to revised site and landscape plans <br />signed and dated by the applicant and City Planner. <br />6 Ayes 0 Nayes, Motion Carried
