<br />-2- <br />There are two site plans that were submitted by the applicant. The <br />site plan on the second page with 25 parking spaces is preferred by <br />the applicant. This plan just rearranges the existing parking area <br />to accommodate 5 more spaces. This plan will lose approximately one <br />space that is in front of the door that will be needed for a fire <br />lane. So this plan has only 24 spaces. <br />The other scheme on page 7 adds a second driveway and eliminates 15 <br />feet of landscaping. This plan will have to be revised because the <br />handicapped space should not be located in the side yard. This plan <br />would therefore result in 27 spaces. <br />The tentative floor plan for the second floor has a 1000 square foot <br />conference room. This room will be designed to be used by the <br />present occupants and not used for office space. This area if in <br />deed used as a conference room could off-set the demand for 3 parking <br />spaces. If under the variance request the City would give the <br />applicant credit for the conference area the site plan on page 1 <br />with 27 spaces would be close to meeting code. The caution that <br />staff feels should be reiterated is that uses within commercial build- <br />ings change and parking needs change as a result. <br />The applicant has attempted to secure an ag <br />the Rice Creek Shopping Center for overflow <br />unsuccessful.
