Each occupant will be permitted a 10-inch by 30-inch <br />identification sign at their rear service door. <br />The proposed sign plan varies from the standard sign regulations <br />in only two ways: <br />1. The ground sign will have three sides. <br />2. The occupant of the northern most bay will <br />be permitted two wall signs. <br />I agree with the applicant that the three sided ground sign at the <br />intersection of Old Highway 8-and lst Street NW is appropriate for <br />the location. The sign will exceed the setback requirements from <br />the property line. The construction materials and height of the ground <br />sign are not specified. Additional information should be provided by <br />the applicant indicating the type of sign construction to ensure the <br />sign will be attractive. I would suggest that the ground sign be made <br />of the .same burnished block that will be used on the building.. <br />STAFF SUMMARY <br />The proposed site layout and building elevations indicate the development <br />will be an attractive addition to the area. There are unique and un- <br />usual circumstances applying to the-site that create a hardship in de- <br />veloping the land, and thus meet the criteria for a variance. The sign <br />plan is appropriate to the unusual site configuration and will provide <br />for attractive signage. <br />RECOMMENDATION <br />Motion to recommend approval of LP-179 subject to the following conditions: <br />1. Approval of VN-242 <br />2. Compliance with site and building plans as signed <br />and dated by the applicant and City Planner. <br />3. Approval of drainage and grading plans from Rice Creek <br />Watershed District and the City Engineer. <br />4.
