The proposed sign plan varies from the standard sign regulations in only two ways: 1. The ground sign will have three sides. 2. The occupant of the northern most bay will be permitted two wall signs. I agree with the applicant that the three sided ground sign at the intersection of Old Highway 8-and lst Street NW is appropriate for the location. The sign will exceed the setback requirements from the property line. The construction materials and height of the ground sign are not specified. Additional information should be provided by the applicant indicating the type of sign construction to ensure the sign will be attractive. I would suggest that the ground sign be made of the .same burnished block that will be used on the building.. STAFF SUMMARY The proposed site layout and building elevations indicate the development will be an attractive addition to the area. There are unique and un- usual circumstances applying to the-site that create a hardship in de- veloping the land, and thus meet the criteria for a variance. The sign plan is appropriate to the unusual site configuration and will provide for attractive signage. RECOMMENDATION Motion to recommend approval of LP-179 subject to the following conditions: 1. Approval of VN-242 2. Compliance with site and building plans as signed and dated by the applicant and City Planner. 3. Approval of drainage and grading plans from Rice Creek Watershed District and the City Engineer. 4. Approval of curb cuts from Ramsey County. Motion to waive the reading and adopt a RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL OF VN-242, subject to approval of LP-179.
