The piece of property was. divided. the best as possible. Bury said the site has all possibilities of an .industrial site. He would encourage that it be kept and industrial area for better- merit of all. Industrial area can work very well with park land. Larry Baker again stressed the fact that the developer was looking at it as a heavy industrial. area and the City wants it a sensitive in- dustrial area. Bury said he is not asking for rezoning. Schmidt said the asphalt company will be in operation:the same season as the park will get its main use. Archer asked Bury if he looked at the stipulations .for sensitive in- dustrial.. You don't agree to meet these stipulations. Bury said he intends to sell the parcels. It will then be the owners responsibility to meet the stipulations. Archer asked if he understood what was being. discussed. Bury said if Beisswenger doesn't want to do something, there was nothing he could do but encourage him to integrate with-other property. Archer said the Park Board and Planning Commission have spent years planning this park. 'You purchased this property knowing full well the intention of what the City wanted the property to be. Bury said the property has been a .dump area.. He has tried to stop it but couldn't. Want the. area to be cleaned up. We all have that same interest. It will be up to the owner to meet approval of the Boards. Schmidt. made it clear that the Council has approved the .area as sensitive industrial.. No parcels will be developed heavy industrial, Bury stated he understands but the property is now heavy industrial. It is not law yet. Can't. address this to something not b ack and white. Larry Baker said there ..was no intent on the applicants part to meet the sensitive industrial code. Maybe this is not the right plot for sensitive industrial. Schmidt stated that there- have been times when the developer believed there was nothing he could do, but by working with the City staff he was able to meet standards. Gunderman said typically it's the front yards that are landscaped. But in this instance the park will be looking at the back of the development site.
