April 1, 1981 Park. Board Mintues <br />A. VJalburn Industrial Park Preliminary Plat (Continued} <br />Page.3 <br />Van Hatten said it seems #2 is smaller than-needs to be. <br />Bury said it is not small; it is 72 acres. The piece of property <br />was. divided. the best as possible. <br />Bury said the site has all possibilities of an .industrial site. <br />He would encourage that it be kept and industrial area for better- <br />merit of all. Industrial area can work very well with park land. <br />Larry Baker again stressed the fact that the developer was looking at <br />it as a heavy industrial. area and the City wants it a sensitive in- <br />dustrial area. <br />Bury said he is not asking for rezoning. <br />Schmidt said the asphalt company will be in operation:the same season <br />as the park will get its main use. <br />Archer asked Bury if he looked at the stipulations .for sensitive in- <br />dustrial.. You don't agree to meet these stipulations. <br />Bury said he intends to sell the parcels. It will then be the owners <br />responsibility to meet the stipulations. <br />Archer asked if he understood what was being. discussed. <br />Bury said if Beisswenger doesn't want to do something, there was <br />nothing he could do but encourage him to integrate with-other property. <br />Archer said the Park Board and Planning Commission have spent years <br />planning this park. 'You purchased this property knowing full well <br />the intention of what the City wanted the property to be. <br />Bury said the property has been a .dump area.. He has tried to stop <br />it but couldn't. Want the. area to be cleaned up. We all have that <br />same interest. It will be up to the owner to meet approval of the <br />Boards. <br />Schmidt. made it clear that the Council has approved the .area as <br />sensitive industrial.. No parcels will be developed heavy industrial, <br />Bury stated he understands but the property is now heavy industrial. <br />It is not law yet. Can't. address this to something not b ack and white. <br />Larry Baker said there ..was no intent on the applicants part to meet <br />the sensitive industrial code. Maybe this is not the right plot for <br />sensitive industrial. <br />Schmidt stated that there- have been times when the developer believed <br />there was nothing he could do, but by working with the City staff he <br />was able to meet standards. <br />Gunderman said typically it's the front yards that are landscaped. <br />But in this instance the park will be looking at the back of the <br />development site. <br />
