April 18, 1991 Park Board Minutes 2 <br />V. New Business <br />A. Development Plan - JUO Property- <br />Scott Johnson, President and Jim Engleburt, with Arcon <br />Development, Inc. were present. Scott Johnson went <br />over the plan with the Park Board. The plan is for <br />single family residential. Arcon is in partnership with <br />the land owner (land owner is a limited partner). <br />The flat area to the north is the area that will be <br />dedicated as park land. It was agreed that 0% land <br />dedication credit would be received for the pond, 50% <br />credit for the slope area around the pond and 100% <br />credit for flatter areas. The total of land dedication <br />credit is 2.70 acres or 49.3% of the amount required. <br />$42,588 will be the amount of cash donated to complete <br />the park dedication requirement. Payment of the park <br />dedication will be done in phases. An eight foot wide <br />bituminous pathway shall be installed in Outlot A (park) <br />as part of the City contract for first phase utilities <br />and streets. The amount paid for the pathway shall be <br />deducted from the first phase cash dedication and <br />assessed against the first phase lots. <br />Anderson said he is pleased with this arrangement.. The <br />cash will allow for trail development, signage, and <br />playground equipment renovation at Driftwood Park. With <br />all the new homes going in the play equipment is very <br />needed. <br />Anderson mentioned that the Park Board had a difficult <br />time coming up with a name for Driftwood Park because <br />there was no outstanding features about the park. It <br />was finally named after a street in the vicinity. <br />Anderson though the Park Board may want to think about <br />renaming the park resembling something after the .English <br />theme that will be used in the development.. <br />Scott Johnson said he is glad this was brought up. He <br />thinks it is a good idea. <br />Johnson asked the value of the homes that will be built. <br />Scott Johnson said $150,000-$250,000 range. That mix <br />goes together well. The more expensive homes will <br />probably be to the north. <br />Gunderman asked what Arcon would do with the pond if it <br />were not dedicated as park land. <br />
