Development Plan - JUO Property <br />Anderson showed a plan from Arcon Development for <br />the JUO property. <br />Anderson said this is the first plan he has seen <br />that doesn't require rezoning. <br />The cul-de-sacs have been cut in half from the <br />last plan. The homes would range from about <br />$200,00-$300,000. <br />The developer wants to give the pond area as part <br />of the park dedication land. Anderson told them <br />we might accept the pond but will not give them <br />credit for it. However they could get credit for <br />anything above the high water level. <br />2 <br />The outlot will be worth half credit; about 2 1/2 <br />acres. They will have to come up with the rest of <br />the park dedication allocation in cash. Would <br />like to use the money to build a trail, and redo <br />the playground equipment. With the budget crunch <br />these may not otherwise be completed for three or <br />four years. <br />Johnson said as another alternative they could <br />reduce payments on the Pike Lake property. <br />Anderson said the developer would rather give <br />money than land. <br />Johnson said some of the developers lots could be <br />made deeper on the northern section by using land <br />dedicated as park land because it is such a small <br />piece that is dedicated for park land. Anderson <br />said he would like to keep that small piece <br />because he may want to put tennis courts in the <br />area some time. <br />Seward asked how much the lots were selling for <br />and how big they were. <br />Anderson said they were 100' lots but he did not <br />know what they were selling for. There will be <br />112 dwellings. The homes on County Road E will be <br />left for now. <br />
