JANUARY 3, 1990 PARK BOARD MINUTES 5 <br />Johnson yes, it could even be grading work. <br />Pratt will try to work with what he has been told. <br />Seward asked if Pratt had talked to the people with homes on <br />County Road E. <br />Pratt said he will be meeting with Jim Winkels to talk to these <br />people. There are 6 lots involved. <br />Olson asked what the plans are for that property. <br />Pratt stated some property is owned by JUO. Five houses are <br />outside the JU0 property. Jim Winkels has contact with someone <br />who may put in rental apartments. <br />Seward commented that rezoning the area will not go. Prefer to <br />see condos or townhouses, not apartments. <br />Pratt said there is a need for some additional setback, <br />especially if townhouses are added. He said if apartments are <br />not feasible, he needs to know that. <br />Pratt said that one thing he has noticed about this city is <br />that everyone-cares about the other's views. The New Brighton <br />City Council is listening hard. <br />Seward suggested having a drawing ready to show the Park Board. <br />Johnson said he didn't understand why nice homes can go in to <br />the north but not the south. <br />Pratt said the lots will be hard to sell. A buffer is needed. <br />Johnson said that more money must be made on condos than on <br />single family dwellings. <br />Pratt said no, it gets down to square feet yield. On more <br />expensive lots there is low density, more money is made. <br />Johnson added, then wouldn't single family homes work better on <br />Silver Lake Road and the County Road E corner? <br />Pratt said that people are looking for housing alternatives so <br />it's good to have a mix of single family, multi-family for the <br />future. Economics used to be the only reason for multi-family <br />housing but now it is an alternative and requested. <br />Kalina asked if Pratt could come back with another plan. <br />
