<br />I <br /> <br />I <br /> <br />I <br /> <br />Council Minutes Page Seven <br />April In, 1984 <br /> <br />Schmidt and Blomquist felt there might be more creativity <br />given to the design to make it more compatible with the <br />R-l area to the north of the property. <br /> <br />Johnson indicated this type of housing is in demand, it <br />is a difficult property because of the R-l on the north, <br />the R-2 on the east, and businesses on the west. He <br />further indiated (l) if double bungalows were to be <br />built, they would use up more land space, (2) we can <br />maintain property better with an association, and (3) <br />qual ity will be higher than any that surround it, <br />except on the north side, and will have a higher value <br />and Better design. <br /> <br />Strobel indicated that, in the past, no one would buy <br />his land because of the double bungalows at the entrance. <br /> <br />Janecek stated she would like to see better landscaping <br />between the site and the homes to the north and west, <br />and is concerned about the 1 ack of parki ng for the two <br />northemnost units. <br /> <br />Bi'll Taylor, 2301 - 15th street N.W., stated a petition <br />against rezoning was signed previously, trees on the <br />northeast corner are scrub trees, appraisal on his house <br />is down ten percent, and did not think this proposed <br />project is part of the original plan for the neighbor- <br />hood. <br /> <br />Schmidt stated the petition was for a proposal which <br />was twice the density and that, because the current <br />housing would be owner....occupied, the value of the <br />surrounding homes should increase rather than decrease, <br />as would happen if it were a renter-occupied project. <br /> <br />In response to Benke's question, Taylor indicated he <br />was more concerned about the number of units being <br />proposed rather than the type. <br /> <br />Bruce Lavahn, 2317 - 15th Street, expressed concern <br />about the quality and what it would do to his property <br />value, specifically comparing this proposed development <br />with tDa't on Silver Lake Road (Apache). <br /> <br />Johnson indicated the appearance and quality would be <br />far superior in this project than the Apache project <br />and showed the audience a drawing of the exterior of <br />tile proposed units. <br /> <br />Motion by Harcus, seconded by Schmidt, to close the <br />puol ic heari'ng. <br /> <br />5 Ayes - 0 Nayes, Motion Carried <br />
